Viera HOA Paver Approval: What to Submit Before You Build

If you live in Viera, your paver project has two approval steps, not one. The county handles permits. Your community association handles design approval. Skip the second step and you can end up redoing work you already paid for.

How Viera Design Approval Works

Viera uses a Residential Design Review Manual for all of its neighborhoods. On top of that, each neighborhood has its own Supplemental Guidelines for details that are specific to that area. The Central Viera Community Association has said plainly that adding pavers and changing the shape of your driveway both need approval, and that approval has to come before work begins.

In a July 2025 column, the association's president said the Architectural Review Committee is seeing more residents make exterior changes without approval and only landing in front of the committee afterward. That's the situation you want to avoid.

What Usually Needs Approval

  • A new paver driveway, or widening an existing one
  • Changing the shape of the driveway or adding a parking pad
  • New paver walkways, patios or pool decks that change the look of the lot
  • Color changes, borders and pattern changes on visible surfaces

What to Put in Your Application

Every neighborhood has its own form, but a clean application usually includes:

  • A copy of your survey with the new paver area drawn on it and measured
  • The paver brand, product name, color and size
  • The pattern and border, with a photo or sample
  • Notes on drainage, so water still flows the way the lot was designed
  • Any trees or planting beds that will change

We help Viera homeowners pull this package together, including product spec sheets and a drawn layout, so the committee has what it needs the first time.

Pick Colors That Fit Your Street

Viera neighborhoods are built around a consistent look. Earth tone blends, travertine and natural stone tones tend to sit well with the stucco and tile roofs common in the area. Bright contrasting borders are where we see the most back and forth with committees. If you want a bold border, bring a backup option with your application.

Then the County Permit

Viera is unincorporated, so building permits go through Brevard County Planning and Development, not a city. Once the association approves your design, the permit process can start. If your driveway apron reaches the road, expect right of way rules to apply too. Our Brevard permit guide explains how that works.

Frequently Asked Questions

How long does Viera HOA approval take?

It depends on your neighborhood's committee schedule. Submit early and plan your install date after you have written approval in hand.

Can I replace pavers with the same color without approval?

Repairs that match what was already approved are usually treated differently than changes. Check with your association, because each neighborhood sets its own rules.

Does Suntree work the same way?

Suntree is also unincorporated Brevard, and many of its neighborhoods have their own HOA approval process. The same advice applies: get design approval first.
